The view is particularly lovely at night with city and bay lights. Watch the boats pass by from the comfort of your master bedroom, living room - and, of course, from your large private deck (which is great for outdoor dining).

The deck also affords front-row seating for the Fourth of July Boat Parade and the world-famous Newport Harbor Christmas Boat Parade. In addition to our bay front location, the property is just one short block from the ocean boardwalk and pier.

And it's within walking distance of many restaurants offering a variety of fare. Enjoy Mexican cuisine, seafood (including the famous Crab Cooker two blocks away), Italian, Sushi, and several gourmet restaurants such as Renato's, Ocean Front, El Ranchito, and Arches at their two new locations.

Walk or bike to Balboa Island, Lido, and the Fun Center, located near the Pavilion. This home was recently extensively renovated.

The floors, including the master bedroom floor, are lovely Virginia Vintage maple hardwood planks hand distressed and scraped. The living room has a lovely sea grass rug atop the wood.

The kitchen has beautiful custom cabinets and granite counters. The decor is upscale beachy with a British Colonial/Tommy Bahama feel with slip-covered furniture and tons of beautiful artwork.

It's painted in a soothing neutral palette - designed to enhance the lovely water view. All bedrooms are efficient, with built-ins in the closets.

To add more of a Caribbean feel, the window coverings are all lined Bamboo Roman shades. The master bedroom has sliding doors to the front deck with substantial views! There are two new bathrooms beautifully done in limestone.

One is private to the master bedroom. There is sleeping for six in beds - with a new Cal King Westin Heavenly pillow top in the master.

A new queen sofa sleeper can accommodate two more guests. The property is well maintained and always super clean.

Many different types of parties--single guests, one couple, two couples, groups of people and families--book with us. To accommodate the preferences of each, our set-up is as follows.

In one of the bedrooms (called the first bedroom in the photos), there is a queen, non-inflatable bed. If you have more than two persons in your group, we will have the other bedroom (called the second bedroom/living area) outfitted with very comfortable, double high airbeds.

In form (and as you can see from the pictures), they look exactly like non-inflatable beds. We can put three single air beds in that room, a queen airbed there or a combination of such bedding.

Please let us know what sleeping arrangements you would prefer prior to your arrival. If you need to use the second bedroom/living area as a bedroom at night, you are free to deflate the airbeds in the morning and use this areas as a living area during the day.

Deflating and inflating the air beds takes seconds. Pumps are provided to do this.

I can show you how these work. Venetian blinds have been installed over each window in each room of the property as well as the sliding door.

If you have any questions as to how they work, please ask me. Because the unit faces west, there is no direct sunlight during the morning.

In fact, the mild ambient light is very nice to wake up to. However, if you prefer no light while you sleep, the venetian blinds will block all light out of the apartment.

If you are using both the first bedroom and the second bedroom/living area as bedrooms and prefer not to deflate the air beds each day, there is a foyer/breakfast nook area that would function as the communal space of the property. It is about 180 square feet.

I have eaten dinners with three other people in this space. It is equipped with a table and chairs.

Host contact before, during and after your visit. I try to answer any messages you send me as quickly as possible.

I usually am able to do this with little delay as I work in front of a computer and keep homeaway on at all times. If I'm in a meeting, I may not be able to get to you until it is over.

NYC Hidden Gems (as per 'BusinessInsider') The abandoned City Hall subway stop in Manhattan If you can fight the urge to get off the 6 train at the last stop (Brooklyn Bridge), you'll be treated to the abandoned but beautifully preserved old City Hall subway station, as the train loops around to go back uptown. The station was first closed in 1945, and plans have been raised on a few occasions to turn the station into part of a transit museum.

For now, the station remains out of reach unless by guided tour, as one of the many abandoned stops that can be partially explored. Fort Tryon Park in the Bronx Visit the English countryside, the Middle Ages and scope the Hudson River all at once at Fort Tyron Park.

Designed by the same architect who put together Yosemite National Park, Fort Tyron is home to an incredible amount of colorful flora and exotic fauna, considering it's at 190th Street in the Bronx. Also in Fort Tyron is the Cloisters Museum and Gardens, a reassembled chapel and series of monastic convents complete with immense stone halls, stained glass, hydrangeas and irises The piers in Red Hook, Brooklyn Equal parts history lesson and stunning East River vantage point, the piers along Red Hook are tough to get to but incredibly rewarding if you can make the trip.

Strolling down the cobblestone streets that were once the site of a Dutch shipping center, visitors can explore the slow tide that's turning the industrial wasteland into a vibrant artistic community. Also, rare views of the Statue of Liberty, down Manhattan, and the sunset over New York Harbor abound.

Ikea's nearby, too. 5Pointz Aerosol Art Center in Long Island City Skip the long lines at MoMA and the Met and check out 5Pointz, an outdoor art exhibition (read: free) in Queens, featuring some of the most incredible graffiti in the world.

East Village speakeasy PDT Also known as 'The Best Bar In The World,' PDT (Please Don't Tell) is infamous for its attempts at secrecy ? check out its website ? including a hidden entrance through a hot dog shop's telephone booth, and its low-lit, funky ambiance. The bar specializes in cocktails, including absinthe cocktails that only add to its image as a 'sexy speakeasy.
